I retain the copyright to all images and videos I create. Your booking includes a license to use the media for marketing and promotion of the specific property or project. Additional licensing is available for designers, builders, architects, or publications.

It it strongly requested that the homeowners, any pets, and any other individuals not be present during the shoot. You are welcome to stay, but this ensures things go as smoothly as possible.

I recommend booking at least 7-10 days in advance to secure your preferred date and time. For twilight sessions or larger shoots, earlier booking is encouraged as availability is limited.

Most residential shoots take 2-3 hours, depending on property size and selected services. Larger estates, architectural projects, or video-focused shoots may require additional time. Please inquire once booked for more accurate logistics.

For smaller projects, 24-48 hours is my typical turnaround time. Turnaround may vary based on my schedule. For most projects and larger projects, typically 48-72 hours is more accurate. Expedited delivery is available upon request for a fee.

All final content is delivered digitally through a professional online gallery, making it easy to download and distribute across MLS, social media, and marketing platforms. Full resolution and web sizes are provided.

Yes, I am fully equipped to operate drones where permitted by law and local airspace regulations. Drone services are subject to weather, FAA restrictions, and neighborhood limitations.

Yes — designers, builders, and architects are welcome to license images for portfolio, website, and social media use. Licensing ensures proper usage and supports continued creative collaboration. If a designer or builder requests the images, please send them to me directly and I will handle all licensing requests.

I like to shoot interior images first, then exteriors, then video. I start in the main rooms and work my way into the bedrooms and additional areas. All delivered images are professionally edited for color accuracy, lighting balance, and visual consistency. Advanced retouching or compositing requests can be accommodated upon request.
